Tab 5 โ Labor Phase Hours #
Build a multi-phase labor estimate by breaking the job into named work phases. In Phases, each row has a toggle to enable or disable the phase, plus workers, hours each, and rate per hour. Default phases match common GC scopes โ toggle off any that don’t apply, or tap Add Phase to create a custom phase. In Markup, set your markup on labor percentage. Results show total hours, raw labor cost, markup amount, and billable total.
Tab 6 โ Sub Markup #
Quickly calculate what to charge a client for subcontracted work. In Sub Bid, enter the sub’s bid amount and your markup percentage. Results show the client price and your gross margin. The footer provides context: “Standard GC markup on subs ranges 10โ25%. Gross margin shown is markup as a percent of the billable total, not of your cost.”
Tab 7 โ Permit Fee Estimator #
Get a ballpark permit fee estimate to include in your quote. In Project Details, pick the project type โ New Construction, Addition / Remodel, Electrical, Plumbing, HVAC / Mechanical, Structural, or Demolition โ and the jurisdiction tier: Rural, Suburban, Urban, or Metro / Major City. Enter the project value. The Estimated Fee Range section shows a low-to-high range based on typical municipal rates for that project type and area. The footer is explicit: “Permit fees vary significantly by municipality. Always verify with your local building department before including in a quote. These ranges are ballpark estimates only.”
Tab 8 โ Room Scan #
Scan a space with LiDAR to capture floor area and wall dimensions automatically. Requires an iPhone or iPad with LiDAR. Tap Start Scan and walk the room โ the screen advises: “Walk the space to capture floor area and wall dimensions automatically. Works best indoors in good lighting.” When you’re done, the Scanned Results section shows floor area and net wall area in sq ft. The footer explains where each result feeds: “Use floor area for material takeoffs and sq-ft-based pricing. Wall area feeds drywall, insulation, and cladding line items.” Tap Scan Again to re-scan. Once a scan is complete, the Area Calculator tab shows a Room Scan Available indicator โ tap Import there to pull the floor area into your takeoff.
Tab 9 โ Good / Better / Best #
Build a three-tier option presentation for the client. In Base Price (Good Tier), enter your fully-priced cost for the baseline scope. In Tier Premiums, set Better premium and Best premium as percentages above the Good price. In Tier Labels & Notes, customize the tier names and what each includes โ defaults read “e.g. Basic finish, standard materials,” “e.g. Mid-grade finishes, minor upgrades,” and “e.g. Premium materials, full warranty.” The Tier Comparison section shows all three prices side by side with the dollar and percentage premium for each upgrade. The footer explains the intent: “Use Good/Better/Best to present tiered options. Enter your fully-priced Good estimate, then set premiums for upgrade tiers. Present all three to the client and let them choose.”
